How this calculator works

This calculator uses adjusted-EBITDA methodology — the same standard framework Singapore business brokers and M&A advisors apply when valuing SMEs for sale. It starts with your net profit, adds back any above-market portion of owner salary (so the buyer sees earnings independent of you), applies a category-specific SG multiple, then adjusts for lease, owner dependency, and revenue trend.

  • F&B single outlet: 2.0x – 3.5x
  • F&B multi-outlet / group: 4.0x – 5.0x
  • Retail: 2.5x – 4.5x
  • Professional Services: 3.0x – 5.0x
  • Manufacturing: 3.5x – 5.5x
  • Services (renovation, cleaning, transport): 3.0x – 5.0x
  • Healthcare / Beauty / Wellness: 4.5x – 7.0x
  • Education / Tuition: 4.0x – 6.0x
  • E-commerce / SaaS: 5.0x – 9.0x

These are typical ranges for privately-held SG SMEs with SGD 100k – SGD 5M annual EBITDA. Very small businesses (under SGD 100k EBITDA) may transact using SDE (Seller’s Discretionary Earnings) rather than EBITDA, at slightly different multiples. Businesses with EBITDA over SGD 5M often attract institutional buyer interest and can achieve higher multiples through competitive bidding.

Adjustments the calculator applies

  • Lease (location-dependent businesses only): 3+ years remaining adds +10%; under 1 year subtracts 25%
  • Owner dependency: high = -25%; low = +15%
  • Revenue trend: growing 20%+ = +20%; declining = -30%

What the calculator can’t do

An online tool gives a defensible starting range, not a final price. It cannot assess: customer concentration, quality of financials, working capital requirements, brand goodwill, specific buyer negotiating position, deal structure (asset vs share sale, seller financing, earn-outs), and current SG market timing. For deals above SGD 1M, we strongly recommend engaging a certified valuer (SGD 3-8k).
